Burlington Real Estate Market Update: September 2026

Burlington stayed the tightest market in the Hamilton–Burlington region in September 2026 — and it wasn't close. With just 3.6 months of supply against Hamilton's 6.1, Burlington is balanced where Hamilton has tipped toward buyers. The median sale price was $905,500, down 7.6% from last September, and 149 homes sold. If you are selling a single-family home in Burlington, well-priced listings are still moving faster than a year ago. If you are buying a townhome or condo, that is where the negotiating room is.

September by the numbers

Sales fell 14.1% from September 2025 and the median price fell 7.6% — but supply tightened at the same time, from 4.0 months to 3.6.

A balanced market sits between 4 and 6 months of inventory. Burlington, at 3.6 months, sits just below that range — the only major market in the region still leaning slightly toward sellers. Hamilton, by comparison, ended September at 6.1 months.

Burlington by home type

The citywide numbers hide a split market. Single-family homes were Burlington's strength in September — prices up year over year and selling faster. Townhomes, condos and semis carried the softness.

Single-family. A median of $1,190,000 — up 1.8% from last September — and 26 days on market, eight days faster than a year ago. Detached homes made up 78 of September's 149 sales, at an average price of $1,195,800. Scarcity is doing the work: only 3.1 months of supply.

Townhouse, condo & semi. A median of $670,000, down 8.2% year over year, 42 days on market and 4.1 months of supply. Townhomes logged 45 sales and condos 23. This is the segment where buyers can negotiate, take conditions, and wait for the right unit.

A median is the middle sale of the month, so it moves with the mix of homes that sold. Read it with the supply and days-on-market columns — those show where the leverage actually sits.

What it means for buyers

Burlington is not the deep buyer's market you'll find in parts of Hamilton, but it is the most negotiable it has been in years.

  • Target townhomes and condos. Supply is highest there (4.1 months), prices are down 8.2%, and homes are taking 42 days to sell.
  • Keep conditions. At 96.9% of list price on average, sellers are negotiating — financing and inspection conditions are realistic.
  • Be ready on single-family homes. They sell in a median of 26 days; the well-priced ones do not wait.
  • Compare against Hamilton. The same budget goes further 15 minutes east — Stoney Creek and Hamilton Mountain carry far more supply.

What it means for sellers

Burlington rewards correct pricing more than any market in the region, because buyers here still have alternatives and are using them.

  • Price at today's market. The median is down 7.6% year over year; an aspirational list price adds weeks.
  • Single-family sellers have a real window. Prices are up, days on market are down, and supply is 3.1 months — a well-presented detached home is the scarcest product in the city.
  • Condo and townhome sellers: presentation decides. At 42 days average, buyers compare every unit in the building. Stage it, photograph it properly, and price against the last sale in your complex, not the highest one.
  • Expect offers around 97% of list. Set your floor before the first showing, not during negotiation.

Frequently asked questions

Is Burlington a buyer's or seller's market right now?

Balanced, leaning slightly to sellers overall at 3.6 months of inventory. By segment, single-family homes lean seller (3.1 months) while townhomes and condos lean buyer (4.1 months).

What is the median home price in Burlington?

$905,500 in September 2026, down 7.6% year over year. Single-family homes median $1,190,000; townhomes, condos and semis median $670,000.

How long do homes take to sell in Burlington?

34 days on average in September 2026 — 26 days for single-family homes, 42 for townhomes, condos and semis.

How is Burlington different from Hamilton right now?

Supply. Burlington has 3.6 months of inventory versus Hamilton's 6.1, so Burlington sellers hold more leverage — especially in single-family homes, where Burlington prices rose while Hamilton's fell.

Should I buy now or wait in Burlington?

If you're buying a townhome or condo, conditions favour you now. If you're buying a detached home, waiting is unlikely to help — that segment is tightening, not loosening. If you're selling, the fall market is active and single-family demand is real.

Every Burlington neighbourhood is moving differently, and the city-wide numbers only set the baseline. Whether you are buying your first home, selling a family property or weighing a pre-construction purchase, I will price it against the sales that actually closed on your street.
